AHPD Limited - Role Within the Group

AHPDLimited began trading in April 2008 and is a wholly owned commercial subsidiary of Aberdeenshire Housing Partnership. Whilst being non-charitable the overarching aim of AHPD Limited will contribute to the group by developing alternative forms of housing and complementary commercial activities. Surpluses generated are reinvested to increase the capacity for strategic development or fed back into social housing via gift aid to Aberdeenshire Housing Partnership, its charitable parent.
It is planned to introduce a degree of flexibility into the group's development programme as AHPD Limited can undertake mixed affordable/commercial projects that complement the housing association's traditional programme, including for example participating on the LIFT programme.
LIFT Low-cost Initiative for First-time Buyers

The New Supply Shared Equity Scheme aims to help people on low incomes who wish to own their own home but who cannot afford to pay the full price for a house.
The Scottish Government gives grants to Registered Social Landlords (RSLs) to help them build or buy new homes specifically for New Supply Shared Equity. The homes provided are for a variety of household sizes and are designed to meet a range of housing needs.
An applicant looking to buy under the scheme will pay for a majority share in the property (normally between 60 and 80 per cent) and the remaining share is held by the RSL. The applicant will own the property outright but the interests of the RSL will be secured by a mortgage (or "standard security" as it is known in Scotland) on the property.
At the present time AHP have a number of properties which have been identified as part of the New Supply Shared Equity scheme and therefore available to purchase. The properties, (which are currently under construction) form part of our new developments in Fraserburgh, and Huntly.

AHPD Limited will deliver and expand a range of demand led services such as, for example, factoring.Aberdeenshire Housing Partnership cannot undertake any developments of services out with core provision to its tenants, as this would breach charitable legislation.
